What is An EPC Rating?
An Energy Efficiency Certificate (EPC) measures a property’s energy efficiency, providing a rating from A (most efficient) to G (least efficient). This certificate is crucial because it indicates potential energy costs and environmental impacts. EPCs are legally required when selling or renting properties in the UK, ensuring that prospective buyers and tenants know the energy performance of a property before deciding. Properties with better EPC ratings often attract higher market values and more buyer interest.
How do I Know If I Need an EPC?
An Energy Performance Certificate (EPC) is required in several scenarios. You must have an EPC when you’re:
Selling a Property: If you’re selling a property, you need an EPC. It provides information about the property’s energy use, typical energy costs, and steps to improve energy efficiency. The EPC rates the property from A (best) to G (worst) and is valid for 10 years.
Renting Out a Property: When renting out a property, you must also obtain an EPC. It helps potential tenants understand energy efficiency and costs.
Building a New Property: For new constructions, an EPC is essential. It assesses energy efficiency and guides improvements.
What is a Retrofit Co-ordinator
A Retrofit Coordinator oversees and manages the implementation of energy efficiency upgrades in homes. The Retrofit Coordinator ensure compliance with building codes and standards, manage project timelines and budgets, coordinate with stakeholders, and promote sustainable retrofitting practices to achieve optimal environmental and economic outcomes for the installer and, most importantly, the resident.
The Retrofit Coordinator must have passed their Level 5 diploma in Retrofit Coordination and Risk Management and be registered with Trustmark.
The Retrofit Coordinator ensures the PAS2035 process has been followed at all stages of the project, from assessment through to installation. Once they are satisfied the project can get lodged with Trustmark.
The Retrofit Coordinator therefore plays a key role in ensuring all project stakeholders are informed throughout the project. At handover the Retrofit Coordinator provides the resident with all necessary information regarding the installed measures and how to get the most from the energy efficiency and renewable energy upgrades.
What is a Retrofit Assessment
All publicly funded domestic energy efficiency works in the UK must comply with a consumer protection framework called PAS2035. This is designed to put checks and balances in place to prevent installers from committing fraud and claiming funding for works that haven’t been completed. A Retrofit Assessment is the first part of this process and is a detailed home energy assessment that must be carried out by a qualified and Trustmark registered Retrofit Assessor. An assessment is much more detailed than an Energy Performance Certificate (EPC) survey and creates a list of recommended energy efficiency measures for consideration by the home owner.
What is PAS2035 and its relevance?
All publicly funded home energy retrofit projects are required to follow PAS2035. Retrofit Coordinators play a critical role in managing this process for retrofit works. From Assessment to Handover the Retrofit Coordinator is responsible for ensuring the process is followed at all times.
