What’s Included:

  • Detailed Inspection: A thorough visual inspection of the building, its services, and grounds, more extensive than a Level 2 survey.

  • Observation of Services: While services aren’t tested, they are observed in normal operation with the occupier’s permission.

What a RICS Level 3 Home Survey Includes:

RICS Report Options

Level 2 Home Survey (Survey Only) is a comprehensive assessment that includes an extensive roof space inspection and drainage chamber inspection. This survey is ideal for those buying or selling a conventional house, flat, or bungalow constructed from common building materials in reasonable condition.

Level 2 Home Survey (Survey and Valuation) encompasses all the features, with the addition of a market valuation and an insurance reinstatement figure.

Level 3 Home Survey (formerly known as the “RICS Building Survey”) is the most comprehensive survey report available. It offers an extensive, in-depth analysis of the property’s condition, including detailed advice on defects, repairs, and maintenance options. This option is most suitable for large, older, or deteriorated properties, or buildings that are unusual or have been altered, or if you are planning major works.
